Loft conversions are becoming more and more popular and are sometimes a more cost-effective option than extending out. If it’s a bigger kitchen you need then obviously a loft extension isn’t the answer. However, bedrooms, studies, bathrooms and playrooms work beautifully in loft conversions. There are many different kinds of loft conversions which can be utilised on their own or combined to suit you or the client’s needs, the types are:

Dormer

This option is where the existing loft space is of insufficient size for the proposed conversion. It creates additional headroom for the staircase and new room or rooms contemplated. If an additional bathroom is proposed along with the rooms, the increased height created by the Dormer provides additional height above the fittings.

Rooflight/Velux ™

This option is generally adequate for those contemplating the smaller loft conversion, generally for a single bedroom, study, etc. where adequate height is available within the existing loft space. Roof lights can then be installed with minimal disruption.

Hip to gable

This type of conversion is where a hip roof is replaced with gable ends which greatly increases the usable floor space and height around the sides of the property where the hips once were.

Planning

On your approval of the design, Acorn Building Contracts Ltd will apply to the local authority for planning permission (if needed) and building regulations. Depending on which type of consent is required, work could begin 2-3 weeks after the submission of drawings.

Free consultation and design visit

We offer a free consultation visit where we determine the feasibility of a loft conversion and the potential floor space. There has to be a minimum of 2.4m floor-to-ceiling measurement to meet current building regulations, if not it can be created by lowering ceilings on the floor below. We will then take your ideas and requirements, and work with you to put them into the design and floor plan.

Installation

Depending on the extent of work to be carried out loft extensions usually take around 8 weeks. We try to ensure minimal disturbance to you and the existing property, however, converting a loft to a habitable space usually, means installing RSJ’s to carry a new floor joist and the roof if you are changing the existing structure. So by the very nature of the job, some disturbance is expected. However, you can be assured that work will be undertaken by a qualified and highly-skilled work force with minimal inconvenience to you or the client. All of our tradesmen and appointed contractors are fully qualified or NICEIC, Gas Safe approved.
